Water Leak Causes Mold Damage in Boulder CO

Living in an area that experiences freezing temperatures during the winter can create more problems then just frostbite. If a property has not been properly winterized with tasks such as insulating parts of water pipes that are bare or draining and disconnecting  hoses,  a property can be prone to burst pipes due to ice freezing and expanding.

In Boulder, Colorado, homeowners were not aware that they had a freeze break in a hose bib. The burst pipe consequently was leaking into their office and was even caused mold damage to develop.  At that point, NuBilt was called to remedy the situation. NuBilt removed the carpet, mitigated the mold damage, encapsulated the framing, and repaired the drywall, trim and carpet.

Due to the forces of nature, it is not uncommon for a water leak to affect everything that lies below it. Basements and crawlspaces end up being the lowest point for the water to gather. As such, many water damage losses NuBilt responds to are flooded basements and wet crawlspaces.

The featured project we are presenting was a flooded basement that took place in Longmont Colorado. The basement was flooded due to several plumbing breaks in the home and on the exterior. The water entered the home through the foundation wall.

Foundation Settling Causes Broken Pipe in Denver

Denver homeowner, with broken drain pipe noticed settling and water damage in their basement recently.

Originally, the plumbing company on site thought that the cause of the heaving foundation and broken slab was due to the underlying busted pipe.  However, being that the pipe in question was a drain line, NuBilt staff understood that this type of piping would not build the kind of pressure necessary to cause the soils to heave and the foundation to crack.  After further inspection, it was determined that the cause of the broken drain pipe was due to the settling of the foundation.  The homeowners structural damage was addressed and cracks were repaired.

Helping Hand Program: NuBilt Rescues Water-Damaged Condo Owner in Aurora

Vanessa H. was a property owner that suffered from a frozen pipe break back in December of 2008. The busted pipe flooded the kitchen, bathroom, living room and garage of her townhome. The portion of pipes that broke (located behind the refrigerator) were not insulated or behind a wall, leaving them susceptible to freezing.

NuBilt Restoration & Construction responded to the emergency water loss and provided the water mitigation services. The deliberation was still ongoing about who was responsible for the emergency and reconstruction services balance. The HOA (Homeowner’s Association) insurance coverage guidelines do not include coverage for any exposed piping inside a unit and the insurance coverage of the property owner was not inclusive enough to handle the total cost to clean up all the areas affected.

She was left with an incomplete house and slim options. All avenues were exhausted for the homeowner as for obtaining assistance. The NuBilt team became concerned about Vanessa and her kids’ situation and the time that it was taking to get the situation resolved. The NuBilt team decided they would step up and get the property back to pre-loss condition regardless of compensation.

The NuBilt team was able to provide Vanessa with materials and labor to get her home back to normal in a timely manner. They did make sure the replaced pipe was properly insulated and set behind the wall to prevent future pipe freezes. In the end, the reconstruction services that NuBilt provided were estimated to be $3,121.51. NuBilt was happy offer a helping hand to Vanessa and her kids as they were faced with a situation that disrupted their lives.

As the basement kitchen ceiling and upper cabinets showed deterioration from moisture, it was evident that there was at least a leaky source coming from above.

Two weeks prior, a plumber had been called by the home owners to fix a broken cast-iron pipe in the kitchen on the main floor. Although the busted pipe was mended, a different problem was still growing—mold.

Mr. and Mrs. Peck, unsure of the extent of the damage, contacted their insurance company to file a claim. After the delegation process, NuBilt Restoration & Construction was assigned to the claim.

Through the use of a thermal imaging camera, the NuBilt project manager was able to detect moisture still present behind cabinets, walls and suspended ceilings. The mold damage present behind the cabinets, walls and ceilings was significant.

Starting on the mold remediation, two air scrubbers were placed and containment barriers for both the upstairs and basement kitchens were set up. The gutted walls and suspended ceiling were encapsulated to inhibit further mold growth.

The entire mold remediation process duration was about three days. Other than the delay from the shipment of the new cabinets, Mr. and Mrs. Peck were able to have the property restored in a timely manner.
